Move-In Ready homes are fully built and available now โ€” often with the same quick-close options as resale. Under Construction means the home is being built and you can reserve it, with an estimated completion window. Presale allows you to choose your lot and sometimes certain finishes before construction begins. Each stage has different financing timelines, so I'll walk you through which makes sense for your situation.
A rate buydown is when DR Horton uses incentive funds to lower your mortgage rate โ€” either temporarily (like a 2/1 buydown) or permanently. For example, on a $300,000 loan, a 1% permanent rate reduction can save you around $150โ€“$180 per month. As someone with a mortgage background, I can run actual numbers for your scenario so you understand exactly what it means for your payment before you commit to anything.
I represent DR Horton, not the buyer โ€” and I'm transparent about that. My job is to help you find the right home within DR Horton's communities. Some buyers choose to bring their own buyer's agent, which is perfectly fine and costs you nothing extra. Others prefer to work directly with me and rely on their own due diligence. Either way, I'll always give you honest information about what's available so you can make the right call for your family.

FHA loans require just 3.5% down, USDA loans for eligible rural areas (which includes some of our Freeport and Chipley communities) can be zero down, and VA loans for qualifying veterans are also zero down.
